Title: Maintenance Technician

Shift: Full Time (40 hour week)
Reports to: Property Manager
Status: Hourly
Overall Position Objective:
To work with Maintenance Supervisor to schedule preparation of the apartments with vendors. To maintain the community, including, grounds, pool, and clubhouse. General upkeep of items interior and exterior as directed by management. Work with other staff to prepare all vacant units within a satisfactory period of time, to include painting, minor cleaning and general repair items. To complete all service requests within a reasonable period of time. Work with management to ensure smooth operation of the property. Maintain excellent customer service relations.
Essential Duties / Responsibilities:
1. Schedule and maintain schedule for vendors.
2. Complete all service requests for residents within a reasonable period of time.
3. Communicate with current residents. Provide excellent customer service and relations.
4. Paint/maintenance of vacant apartments to pass thorough inspection by management.
5. Daily upkeep of all common areas as needed, i.e.: trash removal, vacuuming of office and clubhouse, moping of clubroom and bathrooms, etc…
6. Maintain pool chemical balance and cleaning daily.
7. Walk apartments prior to move-in.
8. Develop professional working relationships with co-workers, manager, and office staff.
9. On-call rotation.
Secondary Functions:
1. Clean vacant apartments and common areas as needed.
2. Pick up trash in common areas as needed.
Specific Job Skills:
1. Pool certified.
2. Excellent painting skills.
3. General knowledge of electrical, plumbing, carpentry, drywall, etc…
4. Strong level of customer service, attention to detail, organized, competitive, and follow through to completion.
3. Ability to handle a high volume of work and to meet daily, weekly and
Monthly goals and expectations.
3. Must be able to work in a fast-paced environment with a great attitude, humor, and positive attitude.
4. Must be able to create or recreate a positive community environment.
5. Dealing with extreme weather conditions is a must.
6. You must have your own tools for the necessary repairs.
Education and/or Experience:
1. Minimum of 1 year maintenance experience.
2. Pool certification.
Physical requirements:
1. Ability to push/pull 50-100 pounds.
2. Ability to lift/carry 50-74 pounds.
3. Ability to be mobile – standing, bending, kneeling, using ladders and stairs, etc.
4. Must be able to perform cleaning activities using cleaning solutions in vacant apartments, restrooms, and clubhouse. Must be able to use a vacuum.
5. Work may be performed in any and all weather conditions.
6. Evening and/or weekend work and overtime as required.
Job Conditions:
This position is Monday through Friday with variable hours not to be regularly scheduled before 8:00 am or to end after 6:00pm. Staying after hours for maintenance emergencies or last minute move-ins is required. At least once per month, this position will be the on-call person for the property. When on-call, employee must be no more than 15-minutes away from the property, and must respond to all emergency calls within 10 minutes. Many hours will be spent outside in all types of weather conditions. Inclement weather is not to stop the employee from being at work.
