Guardian Real Estate Services LLC has an opportunity for a Full-Time Property Accountant to join our experienced and committed team at our downtown Portland Home Office!
This position is ideal for someone who desires to be in the real estate field and has had 3 or more years experience in accounting handling financials for multiple entities. In this role you will have the opportunity to perform accounting for residential properties. Guardian is a stable and growing organization with professional growth opportunity.
We are currently recruiting for a Property Accountant, responsible for all accounting functions related to a multi-family property portfolio and special projects as defined. Job responsibilities include: initiating monthly property closings and financial reporting in accordance with GAAP, prepare and analyze property level balance sheet, income statement, and cash flow statements, property budgets and forecasts, reconciliations of accounts, create and book property accruals and journal entries, assist with year-end audit.
The general purpose of this job is to provide financial management and prepare timely financial statements, ensuring all schedules and reports accurately reflect the financial activity for each entity for an assigned portfolio of properties. The individual will adhere to established policies and procedures ensuring appropriate internal controls.

B.S. or B.A. degree in Business Administration or Accounting.
In lieu of a B.S. or B.A. degree, candidates must have three(3) years real estate related industry experience with at least two(2) years of Property Management accounting.
Three(3) or more years in a real estate related industry.
Property accounting experience in residential, especially Affordable (HUD/RD/LIHTC), a plus.
Yardi experience preferred.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations.
Review AR including billing adjustments, security deposit refunds, etc.
Review and input budgets, as needed.
Prepare bank reconciliations.
Responsible for ensuring monthly mortgage, land lease, or other recurring monthly payments are processed timely.
Prepare applicable sales & use tax form(s) as required.
Prepare and enter journal entries – standard, recurring, reversing, adjusting, reclassifications, prepaid rent, accruals, etc.
Responsible for accurate and timely monthly financial statements.
Prepare wire transfers as required. Prepare funding requests as required.
Prepare residual receipt distributions. Prepare and process monthly fees due – including management fees, asset management fees, development or construction fees, etc.
Reconcile balance sheet accounts monthly.
Prepare compilation, review, or audit packages for auditors annually
Assist with coverage for co-workers as requested by Property Accounting Manager.
Assist Property Accounting Manager with special projects as needed.
Other duties, as assigned by supervisor.
