Applications are only given during showings.
To schedule a showing, reply to this post, responding to ALL points below, individually. If residing with anyone else over 18, they would need to meet the same criteria, so provide a list for them, as well. Exact info not necessary, just that the criteria is met.
Also mention you saw the no smoking or dogs points, and that you would be ready to become a tenant within two weeks of screening approval (screening takes 2-3 days, from date of complete application received). We won't hold units vacant beyond the 2 weeks, as we're not a huge leasing company that knows way ahead of time there will be a vacancy and lists using old photos or a model unit. We are a small family company that rents month to month. We only know there will be a vacancy when we receive 30-day notice. Then we reno, and list when it is ready to rent. Applications are processed in order of complete application received.
Example response covering all criteria- "My husband and I both have credit scores over 620, and our income is over the minimum posted. Our daughter is 5, 3 people total. We have no eviction or criminal history of any of the types mentioned. We do have one cat, we saw it's no smoking, and we would be ready to sign the rental agreement starting within two weeks of screening approval. Hoping to see it in the next couple of days, morning times work best for us."
CRITERIA
for each and every resident over 18:
1. Credit score minimum- at least 620. There are many places to check this online for free. As a score less than 620 (for any one of the adults applying) would disqualify the application, please check this first.
2. Minimum income of at least $4,980 combined between all adult residents that meet the credit score),
3. No history of evictions within the last 5 years,
4. No history of crimes against people, drug-related crimes, sex crimes, identity theft, fraud or forgery, or crimes that would negatively impact neighbors, landlord, or property.
