2) SUBMIT AN APPLICATION FOR A BACKGROUND CHECK AND APPLICATION WITH ZILLOW ASAP AND BEFORE THE OPEN APPLICATION PROCESS BEGINS.
-Please verify income that is at least 2 times the rent per month (income of at least $46,800 per year), through pay stubs or bank deposits.
-Applicants should have a good rental history and strong credit which includes:
a) no defaults in rent
b) no outstanding balance due to a landlord
c) no lease violations that resulted in termination with cause
d) credit score of at least 650
e) Debt/income ratio including rent is 50 as a debt is 50/50 (excludes educational debt).
f) Applicant is ideally willing to start lease by FEBRUARY 1ST 2026 (AND ideally before this date).
g) NO SMOKING/DRUGS.
h) Applicants need to be able to verify identity.
i) Both Zillow and Stevens Ness applications need to be completely filled out by all occupants (except minors).
j) Sufficient credit history of at least 1 year and rental experience of at least 1 year.
K) Sufficient rental history (applicant is not allowed to in bad faith to withhold rental history information)
L) Applicant should not have negative information provided by a consumer credit reporting agency indicating past-due unpaid obligations more than $1000
M) Applicants can not exceed maximum capacity as designated by law.
Criminal History can not include crimes against vulnerable populations, or include
any other crime if the conduct for which the applicant was convicted or charged is of a nature that would adversely affect:
