Maintenance Technician – Facilities

Location/Schedule: Based at Lloyd Corporate Plaza with frequent field work across Portland and the metro area. Monday–Friday, 8:30 AM–5:00 PM. Role requires driving a company van as your permanent workspace.

Position Overview

The Maintenance Technician is responsible for maintenance of vacant and occupied apartments, commercial spaces, clinics, common areas, building systems, and equipment within the assigned portfolio. Ensures vacant apartments are restored to market-ready status within timelines and responds to work orders per company policy. Maintains current knowledge of OSHA protocols and REAC standards, and supports Housing Department strategies to preserve value across Cascadia properties.

Essential Responsibilities

• Coordinate renovations, unit turnovers, and preventative maintenance to preserve asset life.
• Complete full vacant turn process and meet turnover deadlines.
• Perform general apartment maintenance; strong skills in painting, flooring; ability to work independently; owns job tools.
• Complete and accurately record work orders by priority.
• Carry rotating 24-hour emergency maintenance phone; record all incoming calls.
• Maintain consistent quality standards across all buildings.
• Maintain company vehicle and complete vehicle inspection reports.
• Monitor and maintain adequate inventory.
• Perform small carpentry, drywall, painting/staining projects.
• Install cabinet decks, laminate decks/backsplash, and pre-formed countertops.
• Complete caulking, grouting, and tile installation.
• Repair/replace doors, windows, screens, locks, cabinets, drawers.
• Repair cabinet frames/faces, doors, and drawers.
• Perform minor electrical and plumbing: faucets, toilets, disposals, outlets, light fixtures.
• Complete administrative paperwork and data entry as needed.
• Work within established expense limits.
• Maintain professional, courteous interactions with residents, vendors, contractors, and staff.
• Follow safety standards complying with company, local, state, and federal guidelines (including OSHA).
• Promote safety of residents, staff, and property; understand fire regulations and evacuation procedures.
• Ensure fair, ethical, and consistent compliance in all work activities.
• Recognize, report, and address preventative maintenance issues and unusual occurrences/damage.
• Attend property inspections and conduct vacancy unit inspections; generate condition/repair reports.
• Schedule and meet vendors per supervisor direction.
• Identify and report potential hazardous material sources; follow proper protocols for hazardous materials, BBP, water contaminants, hand tools, electrical/plumbing systems, ladder use, lock-out, and job site safety.
• Assist with snow/ice removal as needed.
• Adhere to mandatory abuse reporting laws and HIPAA requirements.
• Perform other duties as assigned.

Role-Specific

• Maintain a clean, professional appearance.
• Complete all mandatory trainings and attend mandatory meetings.
• Maintain and track all Cascadia-owned tools.

Qualifications

Education: High School Diploma or equivalent required. LME or LMP highly preferred.

Experience: 5+ years in renovation, building repairs, maintenance, and/or related work.

Specialized Knowledge, Skills & Abilities:

• Time management for turnovers; ability to prioritize and meet deadlines.
• Knowledge of building construction practices, infrastructure, and site improvements.
• Knowledge of building/safety codes, laws, and regulations.
• Working knowledge of HVAC, security, electrical, and plumbing systems.
• Ability to read/understand blueprints.
• Computer proficiency to perform job functions.

Other: Valid driver’s license, three-year driving history, clean record, ability to pass DMV check, and completion of Cascadia’s online Defensive Driving course.

Working Conditions

Environmental/Operating Demands: Varied routines requiring organization, prioritization, and problem-solving. Interactions with internal teams, tenants, vendors, contractors, and regulators. Professional conduct expected.

On-Call: One week per month (Tue–Tue) carrying emergency phone; respond within 15 minutes if needed. Emergencies may include fire, flood, blood/BBP, broken windows, lockouts, etc. Use universal precautions; remain alert to risks including violent behavior, biohazards, noise, and contaminants.

Mental Demands: Moderate complexity with frequent new/varied situations. Escalate high-complexity issues to Capital Projects Manager and/or Director of Facilities.

Physical Demands: Climbing ladders/stairs; carrying/lifting; walking; kneeling; standing; stooping; squatting; twisting; and bending for extended periods.
