Summary: Responsible for performing and overseeing all manners of maintenance on the property under the guidance of the Maintenance Supervisor. Responsible for reporting to Resident Manager daily.
Function: Assist in hiring and training of maintenance personnel. Maintaining make-ready and service request status and scheduling corresponding personnel. Overseeing, guiding, and scheduling maintenance team. Ordering supplies and interacting with vendors. Completing necessary maintenance/inspection reports for property. Performing or scheduling compliance maintenance of failed County or Fire, or Health Dept. inspection items. Pool care throughout the year. Performing service requests within 24 hrs. of receipt, with professionalism and accuracy. Repairing and/or replacing garbage disposals, light switches and fixtures, blinds, refrigerators, dishwashers, water heaters, stove/ranges, toilets, and miscellaneous fixtures. Performing basic plumbing duties including unclogging drains. Checking smoke detectors. Caulking as needed, changing locks etc. Performing light carpentry repairs, replacing doors, frames, window sills, closet shelves. Duties will vary according to property staffing.

Education: High School Education or equivalent, and minimum of two years active maintenance experience.
Skills: In depth knowledge of electrical, plumbing, heating, appliance repair, & minor construction.
Physical Requirements: Frequently lifting, carrying, pushing or pulling 20 – 50 lbs. Occasional moving of appliances correctly and safely. Climbing – frequently ascending or descending ladders, stairs, using feet and legs or hands and arms. Body agility is important. Maintaining body equilibrium to prevent falling when walking, standing or crouching. Stooping, frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles. Kneeling – frequently, bending legs at knees to come to rest on knees. Crouching – frequently, bending body downward and forward by bending legs and spine. Reaching – frequently extending hand(s) or arm(s) in any direction. Handling – frequently seizing, holding, grasping, turning, or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or knob.
