We are seeking a Capital Project Supervisor. The ideal candidate will have 5 years of apartment or condominium construction related experience. The selected candidate will oversee capital improvement projects for the Oregon and Washington regions. Must be able to travel to Washington state. Compensation commensurate with experience + Benefits.
The Capital Project Supervisor will be responsible for overseeing construction and renovation related project(s) for apartment communities. Depending upon the size of the project, a Project Superintendent may oversee multiple projects simultaneously. Projects may be interior or exterior in nature.
ESSENTIAL DUTIES - Responsibilities include, but are not limited to:
Regularly communicates with contractors, vendors, internal staff (at both the property level and corporate level) and Director of Capital concerning project costs, the scope of work, staffing and scheduling
Prepares project status reports as needed
Ensures that work adheres to contract specifications, industry standards, and schedule
Creates resident notifications as they relate to the project
Monitors project budgets and deadlines
Provides the first level of approval for all change order requests and all out-of-scope requests
Obtain and review bids for work
Coordinates weekly meetings for all project personnel
Position requires 20-25% travel
Working closely with staff, associates, and senior management to ensure that construction and renovation projects needs are being met
Oversees timely and efficient completion of all assigned project renovations

5 years of apartment or condominium construction related experience is required
A college degree preferably in Construction Management is highly preferred
A Contractor's License is a plus
Must possess exceptional communication (verbal and written) skills
Ability to write informational memorandums and reports
Computer literacy, the ability to use Word, Excel, and other Microsoft office products
Attention to detail
Ability to prioritize, multi-task and work independently
Experience working with architects, engineers and contractors on small and large-scale projects with multiple design-build elements and with a focus on value engineering
Must be able to read and interpret blueprints and drawings, includes mechanical, electrical, structural and landscape
Must be able to pass a background search and drug screen
Must have a solid and consistent work history with excellent references
Must have a valid driver's license
